Q13- Once my application is approved for an apartment, does this guarantee me the place? ANSWERS: Q 1 - How do I know the location of a vacancy I see on this site? Next to each listing on the “Vacancies” page is a column titled location. Click on it to display the property’s photos and amenities. There’s also a “map icon” prefilled with the exact address & directions through Yahoo maps. Q 2 - My targeted move-in date is 2 months away, can I apply for an apartment now? We can hold an apartment for no longer than 30 days prior to your move-in date, on select units. That can be done if your application has been approved and we have received your non-refundable deposit in full. Q 3 - I don’t have very good credit, will I be approved? This can be determined on a case to case basis as there are other factors that determine approving an application besides the credit. We could accept less than perfect credit with a security deposit higher than the minimum $500. However, our deposit amount is not only based on credit status, but also income, duration at current residence, job situation and other information that relates to the approval process. Q 4 - What’s the fee to process my application? It is $30 per application. One application per tenant. We accept cats with a $300 on all buildings, and we accept dogs on select properties. Please ask the manager of the property you’re inquiring about. Q 6 - I need short term lease for less than a year, is that possible? We do accept - on select apartments - leases for 9, 6 or 3 months. However, the minimum of 3 months can be accepted in some cases. You will have to inquire with the manager of that property about the vacancy in question that you’ve seen on our site. Short-term leases that are 6 months (or more but less than a year) will be for an added monthly amount - in addition to the rent - as following: $50 for all properties. Leases that are less than 6 months will be for an added rate of $100 (Hollywood areas & Echo Park), $75 (for all properties in other areas). Q 7 - Do you have any furnished apartments? No. However, we can refer you to companies that provide our clients with a discount on furniture rental. Q 8 - What methods of payment do you accept? The fee to run an application is $30 per applicant above the age of 18 and can be paid by check, money order or cash. Your security deposit and first month’s rent has to be in the form of a cashier’s check or a money order. All following monthly rent amounts can be paid with personal checks provided that non of your checks to our company have ever returned due to non-sufficient funds. Sorry we do not take credit cards. Q 9 - Do your apartments include kitchen appliances? Each listed apartment in the “vacancies” section includes comprehensive photos of the actual unit and a detailed description of all included appliances, amenities and parking. Q10- Can I receive the keys to my new apartment to get some furniture moved into it prior to my actual move-in date? No, the keys can only be given to you effective the starting date of the contract even if the contract was signed prior to the move-in date. However, the manager of that building - as a courtesy - can facilitate granting access to your furniture delivery companies by opening for them. Management company is not responsible for personal belongings. Q11- Can I have a co-signer when applying for an apartment ? Yes. The co-signer will have to fill out an apartment application and so will the applicant. Co-signers must provide the same documents that the applicant usually provides (Copies of proof of inome + social security card + driver license). Co-signers also sign the lease in addition to the applicant’s signature. Q12- I currently reside out of state/town, can I apply for an apartment via fax or email?
Yes. We can help you apply, get approved and secure an apartment for your arrival. The steps are as following: Q 13 - No. You will have to provide the required security deposit to hold the apartment for your move-in date provided the fact that we were able to get verification for all needed aspects of renting and have all required documentation in hand. That includes but is not limited to: income verification, current landlord feedback and valid photo IDs. We operate on first come first served basis. If you are approved for an apartment and have not provided a deposit, then the next person who provides a deposit can get the apartment. |
